The Georgia Accredited Commercial Specialist designation isn't just another certificate—it's a deliberate launchpad designed to propel you from commercial curiosity to commercial competence. We bridge the knowledge gap between residential practice and commercial proficiency, giving you the foundational skills you need to confidently enter the commercial arena. Continue your GACS journey with modules 4-6!

Module 4 - Taxation of Real Estate: Unlock the complexities of real estate tax laws and learn how to maximize financial returns while remaining strictly compliant with IRS regulations. Taxation of Real Estate provides real estate professionals, investors, and financial advisors with a comprehensive blueprint for navigating the tax implications of owning, operating, and selling property.
Through this intensive, practical course, participants will explore the mechanics of rental income taxation, master the nuances of capital gains, and evaluate sophisticated tax-deferral strategies.

Module 5 - Listing & Selling Commercial Real Estate:  Transitioning from residential sales to Commercial Real Estate (CRE), or sharpening your existing commercial skill set, requires a precise, data-driven approach. Listing & Selling CRE delivers a comprehensive blueprint for securing high-value listings, executing sophisticated marketing campaigns, and successfully guiding both buyers and sellers to the closing table.
This practical, industry-focused course demystifies the commercial transaction lifecycle. Participants will master the specialized tools, documentation, and negotiation strategies required to navigate complex commercial transactions with absolute confidence.

Module 6 - Managing the Pending Period: In commercial real estate, executing the contract is just the beginning. The period between contract signing and closing is where deals are won, lost, or completely restructured. Managing the Pending Period provides real estate practitioners with the critical technical skills required to navigate commercial lending, manage intense due diligence periods, and shepherd complex contracts to a successful closing.
Additionally, this final module pivots toward professional growth, offering a practical framework for budgeting, time management, and successfully transitioning into a high-earning commercial real estate career.
