Requirements for participating in a virtual class:

  1. Your device must have a video webcam, microphone, and speakers. (You are required to enable video so that we can monitor attendance.)
  2. You need to set up a free Zoom account (https://zoom.us/) prior to the class. (Your free 40-minute account will allow you easy access to our ZOOM Classroom account.)
  3. You are expected to attend the entire class session (except during the 15-minute break) just as if you were sitting in a classroom.
  4. After the class, you will be emailed an electronic affidavit and an electronic class evaluation. To receive CE credit, you must complete both.

A link to participate in the class will be sent to registered students the business day before the class.

Class Description
The purpose of this class is to concentrate on the leasing aspect of commercial real estate. This is a subset of commercial real estate that stands alone because of all the unique terms and concepts associated with it. There are many ways to structure a lease and a host of common clauses, terms, and conditions in a lease that when negotiated can result in favorable or less favorable conditions for your client. In this class, you will learn all those distinctive terms, how to determine a Tenants' needs and how to collect information on and to evaluate potential sites. You will learn how to calculate rent and commissions and to distinguish between the different types of lease representation agreements. In addition, we will discuss how to review a lease to ensure it is Tenant- and property-specific. Finally, we will review the most common terms and conditions incorporated into most leases and you will learn which of those clauses, when negotiated, will result in the most favorable final terms and conditions for your client but still allow for a satisfactory arrangement between Tenant and Landlord.

Linda Olson
Linda Olson, REALTOR®, GREEN obtained her real estate license in 2005 and is an active agent in Florida and Georgia specializing in land and commercial.
Linda is a course provider, author and instructor in Florida, Georgia, and Tennessee. She is on the Florida REALTORS® faculty, teaches classes through the Georgia Association of REALTORS® Partner’s in Education program, is a Tennessee Real Estate Commission-approved instructor and provider and is an instructor for NAR’s 2-day Green Designation: People, Property, Planet, Prosperity and the ABR elective course: New Home Construction and Buyer Representation. Linda has been writing and teaching CE courses since 2010. These courses are centered on Environmental Concerns, Green/Energy Efficiency, Commercial Real Estate, Development, Construction, Contracts, Networking, and Negotiating.
Linda brings a unique perspective to the real estate field as she has a MS degree in Ecology and 20+ years of experience as an environmental consultant. Linda uses this expertise to assist Owners and Buyers regarding the intricacies of developing/optimizing/selling and buying environmentally-challenged property. Linda also specializes in all aspects of commercial real estate.

In addition, for more than 10 years Linda was actively involved with the local Home Builders and Contractors Association allowing her to gain important contacts and knowledge on “green” building techniques and improving a home’s energy efficiency. She has been awarded NAR’s Green Designation. Linda uses
these skills to effectively market and sell Green/Energy Efficient homes and to work with buyers to find homes that match their “Green” needs.
